Clubhouse Repair Update

The General Manager updated the Board of Directors on the clubhouse repair project and insurance claim due to damages incurred in December 2022. A motion was passed approving payment of $92,557.00 from our insurer to close out the claim.

Lakewood Shores Villas Covenant Amendment

The Parcel Committee has reached out to the developer of the parcel to discuss amending their supplemental DCC&R’s. As the developer is unavailable until March, this item was tabled.

Clubhouse Deck Replacement

The 2023 Lakewood Improvement Program (LIP) budget contained funding for deck replacement at the Lakewood Oaks Clubhouse. Staff continues to work on the bid package, and the item was tabled.

Visions Program 2030

President Stalnaker and the GM are currently setting up meetings with planning and survey professionals to move forward with crafting a 10 year plan for Lakewood. This item was tabled.

Phase III Clubhouse Remodel

A motion was passed to table this item and to direct staff to work with designers on an initial concept for the banquet rooms, hall and Argyle.

Barrett Evans Appeal of Boat Slip Late Fees

Mr. Barrett submitted payment for his boat slip lease after the grace period, which resulted in a mandatory $100.00 late fee per the contract. Mr. Barrett appealed the late fee, and a motion was passed to deny the appeal and uphold the late fee.

Erik Steffen Appeal of Storage Lot Storage Charges

Mr. Steffen failed to execute a lease agreement for 2023 storage lot usage and was charged $5.00 per day storage charges per the agreement. Mr. Steffen appealed those charges and a motion was passed to deny the appeal and deny any refund of payments.

LPOA Policy 3 Update

A motion was passed for staff to bring a draft amendment to Policy 3 back to the Board that reflects the communication by committees regarding vacant committee positions.

Annual Request for Court Time for LPOA Tennis Club

The LPOA Tennis Committee hosts “Drop In” Tennis at the Main Court on Lake Drive on Thursday evenings from April through October from 6pm to 9pm, for instructional purposes. A motion was passed to approve the request and reserve the courts during that time frame.

New Bobcat Purchase

LPOA Maintenance Department requested approval of expenditure of $69,623.88 for purchase of a T64 Bobcat Compact Track Loader. This item was approved in the 2024 LIP. A motion was passed directing staff to bring back lease and purchase options for equivalent equipment from Bobcat, John Deere and Caterpillar.

Ladies 50+ Club Request Additional No Fee Use of Banquet Rooms

A motion passed to approve the Clubs request to waive the room fee for a dance to be held on February 29, 2014, with a Cash Bar available.

Tiger Dock Pleasure Dock Bid Approval

A motion passed to approve the request for expenditure of $103,023.37 to Tiger Docks for replacement of 6 LPOA Pleasure Docks, P-9, P-11, P-14, P-34, P-36, and P-41 in 2024.

Declare Vacant Boat Slips

Annually, the Board declares vacant slips to be offered to the waiting list once all leases are complete from the prior year and relinquished slips are accounted for. A motion was passed extending the deadline for payment of slip J-15 to February 15, and another motion was passed declaring 17 slips vacant.

Year End Financial Results

The Board reviewed and accepted the LPOA financial report for period ending December 31, 2023. The association finished the year departmentally $378,756.00 better than budget, and net cash earned by Operating Activities was $2,405,964. After deduction the costs of Investing and Finance activities the free cash retained earnings for the year is $800,958. This increase in funds continues to help us finance the LPOA Lakewood Improvement Program (LIP) projects in a timely manner without having to wait until the end of the year to receive the funds.
