Consent Agenda
Under the Consent Agenda, the Board approved the 10/9/25 Board Meeting Minutes and 11/4/25 Executive Committee Meeting Minutes. The Board accepted resignations from Sheryl Franke (FDC), and Kate Simonett (Appeals), and approved the removal of Justin Eslick (Appeals). Additionally, the Board approved ratification of Charleen Greenberger (Lakewood Bay Parcel) and recognized the newly elected officers of the Election Committee.
Woods of Chapel Ridge Phase III Supplemental Declaration
A motion was passed to table the request for approval of the Supplemental Declaration during legal review.
Proposed Revision of LPOA Policy 27 – Communications
A motion was passed to amend the policy as presented in order to accurately define methods of communication.
Approval of 2026 LPOA Parcel Budgets
A motion was passed to approve the remaining parcel budgets for 2026.
Amendment to ARB/ARC Guidelines, Section X, Part C
A motion was passed to approve the amendment to ARB/ARC Guidelines, Section X, Part C, allowing detached structures on lots greater than 5 acres.
Disbandment of the LPOA Ad-hoc Play Park Committee
A motion was passed to disband this temporary committee, as their work is completed.
Amendment of ARB/ARC Guidelines, Section IX, Part D
A motion was passed to remove language approving the harboring of chickens, as Missouri House Bill 2062 has been found unconstitutional.
Resignation of Board Director Steve Arbo
A motion was passed to accept the resignation of Director Arbo.
Election of LPOA Office of Treasurer
Director Randy Wisthoff was nominated for the office of Treasurer, which was vacated by the resignation of Steve Arbo, and elected by acclimation.
2026 LPOA Maximum Annual Assessment
A motion was passed to set the LPOA maximum annual assessment for 2026 at $2,424.20 for single family lots, and $1,939.36, per the formula set in LPOA’s DCC&Rs.
2026 LPOA Actual Annual Assessment
A motion was passed to set the LPOA actual annual assessment for 2026 at $2,424.20 for single family lots, and $1,939.36.
Approval of 2026 LPOA Operating Budget
A motion was passed to approve the LPOA 2026 Operating Budget as presented and recommended jointly by the LPOA Finance and Facilities Development Committees.
Approval of 2026 LPOA Lakewood Improvement Program (LIP) Budget
A motion was passed to approve the LPOA 2026 LIP Budget as presented and recommended jointly by the LPOA Finance and Facilities Development Committees.
2026 Annual Lease Renewal for Clubhouse
A motion was passed to approve the renewal of the clubhouse with no changes from 2025.
