
ENVISION Lakewood Progress Highlights | Oct 2025–Mar 2026 Quarterly Update
ENVISION Lakewood is the community’s strategic plan that helps guide priorities, protect property values, and ensure thoughtful decision-making. Below is a progress update aligned with the same strategic goals reviewed by the Board. It’s a snapshot of what’s been happening across your community, organized around our five key goals:
Goal: Efficiently Operate the Lakewood Property Owners Association
We’ve made strong strides in aligning Board members, staff, and committees around a shared direction.
• A joint working session helped leadership prioritize key initiatives.
• A Board/Staff sub-committee is now focused on implementation of strategic plan.
• The strategic plan is actively guiding Board discussions and decision-making.
• ARB/ARC meetings moved to Clubhouse for better accessibility.
• ARB/ARC Agendas moved online.
• Staff performing Boat Slip audit, ensuring compliance with policy and contracts.
• One dedicated P/T staff member is now trained and empowered to provide enforcement of property maintenance codes to assist management.
• Reviewed enforcement processes and identified opportunities to improve clarity, consistency, and communication. Increased daily and weekly compliance inspections.
• Revising the new Board member orientation program
• Scheduled a site tour for new Board directors who will be seated in May

Goal: Being Fiscally Responsible for both short and long-term sustainability
Efforts are underway to strengthen financial oversight and plan for long-term sustainability.
• The FDC and Finance Committee completed their established, disciplined process resulting in a Board approved budget for 2026 with a focus on accountability, and ongoing financial monitoring to ensure alignment with strategic priorities.
• Completed review of current investment strategy.
• Contracted with Reserve Advisors to provide an updated reserve study to help plan for future capital needs.
• The Board has created an Ad hoc committee to gather additional information on the feasibility of the LPOA purchasing the Clubhouse.
• A joint meeting was held between the Finance Committee Chair and sub-committee to collaborate on next steps for implementing the strategic plan.

Goal: Ensure Amenities are high-quality, available and appealing to residents
We continue to invest in, maintain and enhance the amenities and lake systems that make Lakewood a special place to live.
• A new inclusive playground at Fairway Homes is now open.
• The LIP Budget was approved for 2026, including renovations and amenity upgrades.
• Planning has begun for a redesigned Lakewood Oaks wellness pool.
• Staff created a new Lake Management webpage for easy access to reports & updates.
• Ongoing lake health monitoring and reporting framework is in place.
• Staff completed annual physical review of boats checking for lease compliance standards.
• Contracted with an Engineering firm to monitor and analyze seepage measurements. This will include weir design, placement, review & analysis.
• Staff participated in an area-wide lake association meeting hosted by Weatherby Lake, connecting with neighboring communities to share ideas and best practices on lake management and health.
• Funding and design have been approved for Phase III Clubhouse renovations and kitchen expansion.
• Renovation of the Community Services office space is complete.
• Instituted a “comment card” for the Argyle Restaurant amenity. This is a cost-effective way to gather feedback on food quality, service and overall dining experience
• Replacement of forty (40) community “No Trespassing” signs will be underway this Spring/Summer.

Goal: Strengthen Community Connections and Sense of Belonging
Building a strong sense of community remains a top priority.
• Communication improvements have been identified and are being implemented.
• A Board search committee successfully advertised and filled the open Multifamily Board position that had been vacated.
• The Elections Committee led a successful campaign to recruit new Board Directors, resulting in three qualified applicants for the three open positions; as a result, no election was necessary.
• The new Lakewood Greeters club is partnering with Staff to host the New Member Orientation Program for welcoming new residents. This includes a social hour prior to the presentation.
• Committee openings are posted online and in the weekly Eblast along with Committee volunteer opportunities.
• Lakewood offers a wide variety of clubs & groups, providing something for every interest and a great way for residents to connect and engage. Check out the website for details.
What this means for you: More ways to connect, engage, and feel at home in Lakewood.
Goal: Enhance Trust and Community Involvement Through Transparency and Clear Communication
Communication efforts are ongoing to make information easier to find and understand. The website has been updated to centralize key resources and ENVISION updates will be shared more regularly through the Ripples and Board communications to keep residents informed.
• Launched an LPOA app to provide easier access to community updates.
• Email communications have been upgraded for better reliability.
• A strategic plan update will be shared quarterly in the Ripples beginning with the May 2026 edition.
• Weekly EBlasts sent – topics include maintenance updates; Short Term Rental restrictions.
What this means for you: More timely, transparent, and accessible communication from your community leadership.
Looking Ahead
In the coming months, the Board and Staff will continue refining the implementation roadmap, advancing lake health initiatives and providing regular updates on progress. ENVISION Lakewood is a living plan. Many initiatives are already on track; others are actively in progress. The Board and Staff remain focused on turning plans into action and delivering meaningful results for residents.
