Consent Agenda

Under the Consent Agenda, the Board approved the 7/10/25 Board Meeting Minutes and 8/5/25 Executive Committee Meeting Minutes. The Board accepted the resignations of Lisa McCarty from the Election Committee, Kelly Couts from the Activities Committee and Carol DiRaimo from the Finance Committee. The Board ratified Rick Crocker, Shannon Jipson, Steve Taul, Michael Bruders, Corrine Dix, Woody Harlan and Tom Owens as members of the Falls Parcel Committee.

LHC Clubhouse Appraisal/Potential Purchase Review

A motion was passed to Provide a prospectus to members and vote on this issue during the 2026 Board of Directors election, with the finding to go to a new golf cart facility for the LHC.

LPOA Security Committee Recommendations

A motion was passed to direct staff to pursue all options for night security patrol of LPOA properties during peak months and for the LPOA Finance committee to put a $100,000.00 placeholder in the draft LPOA operating budget for 2026, subject to Board of Directors review and approval. The Board passed a second motion to authorize staff to assist the Security Committee in drafting a Security Survey for membership, subject to Board review and approval.

Lakewood Bay Request Approval of Expenditure

A motion was passed to approve expenditures in the amount of $46,571.00 for concrete repair and replacement in the Lakewood Bay Parcel.

Landings Parcel Request Issuance of Special Assessment to 430 NE Point Drive for Property Maintenance

A motion was passed to deny the request and to direct staff to mitigate the damage.

Woods of Chapel Ridge Phase III Supplemental Declaration

A motion was passed to table the request for approval of the Supplemental Declaration for legal opinion.

Greens of Chapel Ridge Phase I Acceptance and Turnover to LPOA

A motion was passed to accept the Greens of Chapel Ridge Parcel from the declarant.
